The only fee we charge to a tenant prior to a tenancy is an application fee of £100 (including VAT). This fee is charged per adult tenant (i.e. any tenant over the age of 18).
The purpose of this fee is to process the following:
  • Referencing and credit checks
  • Performing guarantor referencing and credit checks (if applicable)
  • Performing Right to Rent checks (if applicable)
  • Drafting your tenancy agreement and progressing the signature process
This fee is extremely competitive when compared with other local agents and is well below the national average for this type of fee.

Please note that if your guarantor fails the referencing process and we therefore require a new guarantor to cover your tenancy, you will be required to pay a further £100 (including VAT).

No further fees will be charged prior to a tenancy. You will however be required to pay rent and a deposit prior to moving into one of our properties.

Please note that if you wish to renew your tenancy you will be charged another application fee as we are required to carry out the process outlined above again.

Client Money Protection

Haus Liverpool & Liverpool Student Lets are both members of the National Approved Lettings Scheme. As part of this membership, we have full Client Money Protection in place to provide our customers with peace of mind.

Landlord fees

The fees we charge to landlords is:
  • Tenant finder fee: 50% + vat of advertised monthly rent
  • Management fee: 10% + vat of advertised monthly rent
  • HMO Licence application: £100 + vat (+ application fee payable to Liverpool City Council)
  • Selective Licensing application: £100 + vat (+ application fee payable to Liverpool City Council)
  • Maintenance: 10% + vat of contractor's invoice
  • Inventory: This fee is dependent on size of property
